Statements

As 2025 ends, planning for 2026 is well underway.  While costs of most services and other budget items have been increasing, the Board has been diligent in managing expenses as best as they can.  We’ve been working hard to secure the best services at the best prices.  For example, we’ve locked in a 2-year landscaping contract, as well as a 2-year pool and janitorial contract, to help hold budgetary costs more level, while also continuing to maintain and even improve the community.  At the end of last year, we smoothed the inside bottom surfaces of both pools, so they were much more user-friendly this past swimming season.  We have replaced nearly 100 trees in the last 2 years, and we continue the rotation of staining all the entries, fences, and structures. To continue maintaining all our property and amenities, improve them where needed, and increase our reserve to an amount more consistent with the reserve recommendations, we unfortunately need to increase homeowner’s dues. By continuing to build our reserves now, we hope to prevent the need for special assessments in the future when large, forecasted reserve study items arise.  In consideration of the above, the quarterly billing will be raised from $316.25 to $360.00, beginning with the January 2026 quarterly payment.  We understand increases are hard no matter the amount.  You can view the monthly financials and budget online at any time. Thank you for being good neighbors and making our Homestead community a great place to live.

Quarterly assessment statements were mailed via USPS this week. Payments are due January 1 and considered late after January 31, 2026. You can mail payment or submit it online at: https://brightoncorp.cincwebaxis.com/.

Holiday Office Hours

Happy Holidays!  We wish you the most wonderful holiday with your family and friends. The Brighton offices will be closed on the following dates:

Christmas — Thursday, December 25th & Friday, December 26th
New Year’s – Thursday, January 1st & Friday, January 2nd, 2026

Christmas Tree Disposal

Hardin Sanitation offers free Christmas tree pickup December 26th – January 9th, 2026. Remove all decorations, including lights, ornaments, tinsel, stands, and any flocking. Trees over six feet must be cut into four-foot sections. Place trees curbside on your regular collection day.

Holiday Fun

Snow Removal

Snow is just around the corner.  Make sure snow from your driveway and sidewalk is not shoveled into the streets, as this can impede traffic flow and obstruct drainage systems.  Instead, shovel snow onto your lawn where it can gradually melt.

Speeding

There have been a lot of complaints about speeding in the community. Both cars and electric scooters/bikes have been complained about. This is your neighborhood with friends and family using the paths and sidewalks. Please make sure all drivers in your home slow down. Please report speeders to the police non-emergency number at: 208-377-6790.

10th Amendment

The 10th amendment has been tabled at this time. We received 139 votes in favor, and 20 votes not in favor. We need 186 votes to receive a majority, whether for or against. The Board may re-evaluate this amendment in the future. Thank you all who participated.

Mailboxes

We all have to go to the same couple of locations for mail, and there have been complaints about near-accidents. Please be careful and courteous about parking near the mailboxes for pickup. Please also check your mail more often this time of year. The parcel boxes are full of deliveries and the mail couriers have noted them all being full for long periods.

Pest Control

Please be careful when putting out pest control items such as poison or bait. Birds, squirrels, cats, and dogs can often get to these items, and we want to protect them. Consult a professional when in doubt.

Monthly Meetings

The Board of Directors convenes monthly. Meetings have been moved to Zoom, and are posted on our online calendar as they are confirmed. We advise interested parties to frequently consult the calendar for the latest updates on meeting schedules and links to join the meeting.  The next meeting will be held on Tuesday, January 20, 2026, at 6pm.
